Five questions to ask before you buy an apartment
A viewing tells you how a flat looks. These five questions tell you what it will cost to live there.
1. What are the monthly service charges?
Ask for the last twelve months of building charges and what they cover: lifts, cleaning, guards, the generator.
2. Is the title deed clean?
Check that the seller is the registered owner and that no mortgage or seizure is recorded against the unit.
3. Which parking space is yours?
A numbered space in the deed is worth more than a promise.
4. How old is the building, and when was the roof last sealed?
Water damage is the most expensive surprise in older buildings.
5. What is included in the price?
Kitchen, air conditioners and water heaters are often negotiated separately. Put the list in the contract.
